The San Carlos Real Estate Week in Review: 3/19/2018.

The $2,000,000 threshold has become almost commonplace in the landscape of San Carlos residential real estate. All three homes that closed escrow this week easily surpassed that number, and 5 of the 8 new listings that entered the market last week started above the $2,000,000 mark.  It was only a few months ago that it was considered risky to list a home above $2M, even though it was very likely that it would ultimately sell for more than that.  But the market has absorbed so many sales north of this threshold that buyers are much more accustomed to seeing list prices with a “2” as the starting number.

Look for increased listing activity over the next couple of weeks as sellers try to get their homes on the market prior to the Easter weekend.  If this historical trend repeats itself this year, it will bode well for San Carlos home buyers who hope to see inventory push higher than the single-digit and low teens that we've had since the beginning of the year.
