The San Carlos Real Estate Week in Review: 4/23/2018.

There was quite a significant jump in all level of activity last week in the San Carlos real estate market. 11 homes closed escrow at an average price that topped $2.2M — one of the highest levels of the year. But another interesting fact that may get lost in the data below is that 3 of those 11 homes never hit the market. They were sold preemptively or were intentionally sold off-market. While it's not uncommon to see homes in San Carlos sell in this manner, it is rare to see so many in the same week. There will be more at least one more off-market sale to report this coming week.

The inventory of single-family homes inched slightly upward to 23, which is slightly higher than the weekly averages that we've been accustomed to seeing. The inventory of condos and townhomes remains quite sparse, with only 3 units available city-wide.
