Summer break is officially here for the vast majority of Peninsula residents.  The last of the graduations have taken place, and almost all of the schools are out for the summer.  Those huge distractions that start in mid-May are always disruptive to the local real estate market, and it certainly seems to most market watchers that this inflection in the market actually occurred sooner this year than in past years.

Now that those distractions are in the rear-view mirror, focus is beginning to return back to the market.  Open houses seemed to be more well attended this past weekend, with serious buyers outnumbering the casual shoppers. For that reason, June is a month where a lot of transactions come to fruition — both buyers and sellers are motivated to get something locked up before the July 4th holiday hits, because that's truly when the real estate market hits the snooze button for a couple of months.
