The San Carlos Real Estate Week in Review: 10/1/2018.

Despite the fact that half a dozen homes went into contract last week, the inventory of single-family homes for sale in San Carlos remained top-heavy.  As of this morning, there are still 30 homes on the market with an average stay of 19 days.  Both of those numbers are larger than what we are accustomed to seeing in San Carlos real estate arena.

Buyers are certainly aware of this shift, and they appear to be taking advantage of this rare equalizing force in the market by being a bit more deliberate with their purchases. They are taking much more time to make decisions, and are now even willing to wait to see what else may be hitting the market.  It was certainly the topic of conversation yesterday at the open house that I hosted.

This is simply how a more normally balanced real estate market behaves, and it just means that sellers may need to slightly adjust their expectations to the change in market conditions.
