The San Carlos Real Estate Week in Review: 12/17/2018.

We are heading into the final two weeks of 2018, and some of the homes that have not sold in the fall are being taken off the market and will likely reappear in the new year.  This has pulled the inventory of homes for sale in San Carlos down to only 13 homes.  In reality, it's really actually fewer than that.

For those homes that have sold in the past few weeks, they continue to experience downward price pressure.  Three of the four homes that sold last week did not achieve their original list price, and overall the market only managed to achieve 96% of the list price on average.  Those are very uncommon numbers for the San Carlos market, but with all things considered the market is still holding its value respectably.  Regardless, everyone seems to be looking toward January to see if the new year will inject some life into what has been a lackluster fall buying season.
