The San Carlos Real Estate Week in Review: 7/8/2019.

The 4th of July holiday is over and we're now starting the dog days of Summer in the San Carlos real estate market. July is not one of the stronger months of the year for real estate activity in San Carlos, simply because so many people are on vacation for a good portion of the month (if not the entire month!)  Nonetheless, buyers are still out looking and making purchases, and there are more listings that are teed up the hit the market this month.

Despite the abbreviated holiday week, seven homes were put into contract last week, which pulled the inventory of homes for sale in San Carlos back down to 20.  Homes that closed escrow this week fetched only 2% above the asking price on average, which is representative of where our market is compared to last year.  This is a topic that I will dive into more deeply this week on the site, as we take a mid-year look at our market.
