The San Carlos Real Estate Week in Review: 8/5/2019.

There were a couple of interesting nuggets from this week's sales data in San Carlos.   First, of the 9 homes that closed escrow this week, 4 of them sold for $3,000,000 or higher.  That's definitely an inordinate amount for this price range in just a single week.  The second interesting data point was that 4 of the 9 sales closed below the asking price. This is indicative of what happens during the slow summer months when fewer buyers are around to create competitive bidding situations.  June and July are generally the best buying environments for those who are willing to stick it out and look for a relatively good deal.

Vacations should be wrapping up over the next 10-14 days, since many schools are starting up in mid August.  Open houses were quite busy this weekend, indicating that people are starting to get back in town.
