The Recap.
The drop-off in activity in the San Carlos real estate market was quite noticeable last week, as there were no new listings to hit the MLS and none of the active listings went into contract. It's not very often that that happens in San Carlos, but if it does it's usually in the months of November or December, as the activity slows down due to the holidays. There are a few single-family listings that are expecting to take offers this week, so perhaps the activity will pick up somewhat in the last week before the Thanksgiving break.
Single-family home prices faced some challenges last week. Of the five homes that closed, not a single one sold over its asking price and two of them took 6-figure discounts to get into contract. This trend has been intensifying over the past 3-4 weeks, and is consistent with what is happening in surrounding communities on the Peninsula.
