The Recap.

Despite decent sales activity in the local market, the inventory needle barely moved in San Carlos.  There are still only 14 homes for sale in the entire city, which is slightly lower than last week.  This is keeping the competition, and consequently the pricing, high for those listings that have the “right stuff”.  The home at 1939 Eucalyptus Avenue is a prime example of this.  Last week it sold for a whopping $511,000 over the asking price after reportedly getting nearly a dozen offers.

And yet there are at least six homes that have been languishing on the market for a month or longer.  This is an interesting paradox that we'll discuss in more detail later this week.
