The Recap.

It was somewhat surprising to see 5 new listings hit the market last week in San Carlos when you consider the various restrictions that are in place that make showing a home very difficult.  That pushed the number of homes on the MLS up to 15, with probably a similar number on the sidelines as withdrawn or coming soon listings that will be released back to the market when the shelter in place is lifted.   It's pretty certain that there will be a sizable wave of inventory that will hit the market simultaneously once the market switches back on.

Showing properties is not impossible in this market, but the number of precautionary steps that must be taken before entering a listing are significant, and some houses simply cannot be shown at all (i.e. owner-occupied.)  I'm happy to answer any questions you might have on this, since it seems like the regulations have been constantly changing.
