The Recap.

The activity in the San Carlos real estate market ratcheted up quite a bit last week.  14 new homes were listed, and 12 of the existing inventory were put into contract.  8 homes changed hands last week, with only 4 of them selling above their respective list prices. This is a trend that we've seen since we started emerging from the shelter in place as buyers are not stretching above the list price as often as they used to.

Four of the homes that were put into contract last week were not on the market for even a full week, which underscores the trend that sellers and their agents are more often taking offers as soon as they come in, rather than setting an offer date.  Take heed of this behavior if you're a home buyer in this market, because you really need to stay on point and prepared to make a move as soon as your dream house hits the market because sellers are now more open to taking a strong offer right out of the gate, or even a pre-emptive offer before they even hit the market.
