The Recap.

August is drawing to a close, and we're officially entering the Fall real estate market in San Carlos.  In a normal year, this would signify that there are about 60 good sales days left before we hit November, when we start to adjust to shorter days and more inclement weather — not to mention the holidays.  But this year has proven to be anything but normal, so nobody really knows what is going to happen over the remaining four months of 2020.

What we do know is that the current sales activity remains brisk. More than half of the homes that were put into contract last week had single-digit days on the market, with three of them selling in less than a week.  Deals are still happening at a rapid pace, so it's imperative that buyers remain diligent and ready to pounce when the right house comes up.

Sales prices once again seemed to hover very closely to the asking price on average, as opposed to the 8-10% premiums that we have been accustomed to seeing.  That's not to say that buyers are not bidding up certain homes, but it does signal a slightly more conservative approach to both the pricing of homes, and what buyers are willing to pay.
