The San Carlos Real Estate Week in Review: 10/5/2020.

The Recap.

10 of the 13 homes that closed escrow this past week did so at a price that was below the original list price, which isn't something we see very often in the San Carlos real estate market.  But not only did 10 of the sales fail to achieve their asking price, 7 of those fell short by over $100,000 with the biggest shortfall being 164 Chesham Avenue at $510,000 below the original list price.  This isn't totally unexpected since I did mention a few months back many agents were starting to price their listings on the higher end of the expected range because there's no guarantee in this market that a home is going to get multiple offers.  It is far easier to reduce the price than it is to increase it, that's for sure.

The rest of the activity was quite robust, with 12 new listings entering the market and only 5 being put into contract.  That effectively pushed the inventory of homes back up to 30.
