The Recap.

Home buyers took charge last week in San Carlos by whittling the inventory of homes for sale down to 15, the lowest level we've seen in months.  11 homes were put into contract last week and only 3 new listings hit the market.  This is not a big surprise, since we are heading into the Thanksgiving week and most sellers are seriously considering waiting until the new year to list their homes.

The current stable of 15 homes that are still for sale in San Carlos have been on the market for an average of 54 days, which is a very un-San Carlos like number — half of these have been sitting for 2 months or longer.  This shows that even in a strong market like we are experiencing now,  there's still a very real danger of pricing a home too high and having it languish.  This is especially true when the market enters the holiday slowdown.
