The Recap.

Just like two weeks ago, new listings dominated the landscape in San Carlos.  This past week, there were 9 new homes to join the ranks, which pushed the inventory up to 24 homes for sale.  This is a decent level for this time of year, and there will be more listings hitting the market in the coming weeks — especially after the Super Bowl is over.   It's important to remember that if you're buying in this market, many sellers are not setting offer dates like they were before the pandemic changed the market.  Now, more sellers are simply taking offers as they come, which is why you're seeing homes go pending after less than a week on the market.   The message here is that buyers need to be committed and decisive in this rapidly moving market.
