The Recap.

The surge of new listings that buyers have been desperately hoping for in San Carlos just didn't materialize last week.  There were only 4 new listings that were added to the inventory, and one of them is a re-listing from a few months ago.  In the meantime, buyers are literally snapping up everything that they can get their hands on — regardless of whether it's listed on the MLS, or off the market.  This is especially acute in the market below $3,000,000.  There's a very clear delineation in the sales numbers below that show how the market changes above the $3M mark in San Carlos.  Five homes were put into contract this week, with at least three of them getting huge premiums over the asking price.  You'll see those post in the sales column in a few weeks.

This week's expediency award goes to 12 Wildwood Avenue.  This home was listed, put into contract, and closed all within a total of 8 days.  When you hear the phrase “cash is king”, this is what we're talking about.
