The Recap.

Despite the super-heated demand for real estate in San Carlos, not a single home was put into contract last week.  Yes, that's true.  But despite how odd that seems given the market dynamics, there's a good reason for it.  We started last week off with essentially 5 listings that were publicly visible, which is one of the lowest levels that I've seen in the past 15 years.  Thankfully, there were 9 new listings that debuted last week, but most were probably deferring offers until this week to allow at least a few days of market exposure.  That means the rate of pending sales should return to normal this week.

The bump in listings puts our inventory at a total of 22 as we head into the new week, and more listings should be on the way later this week.  It should prove to be an active stretch heading into the Easter weekend.
