The San Carlos Real Estate Week in Review: 4/5/2021.

The Recap.
When I put the stats together each week for this post, I scour the data tables to find a nugget or two that are worth highlighting. Usually in the data there are a few items that will give a good indication as to what's happening in the local market, and this week is no different.
The first data point to consider is the days-on-market (DOM) average for all homes that sold last week, which is 3. That means that the average house that closed escrow this week wasn't even on the market for a half a week. This past week, two of the homes that sold never even made it to the market. This number underscores how frantic this current market is. Buyers are literally writing offers after the first time they've seen a home, sometimes even against the wishes of the listing agent. But it captures the frustration and desperation that buyers are feeling in this market today.
The other noteworthy data point is the average list price for those homes that are still on the market. This week's average is nearly $3M — while many homes are indeed selling in San Carlos for over $3M, it's rare that the average of ALL of the homes listed is $3M, but again this highlights how strong our local market is.
