The San Carlos Real Estate Week in Review: 6/14/21

The Recap.

If you want a statistical representation of how hot the San Carlos real estate market has been recently, just look at the sold data below. For the first time that I can recall, both the average and median prices for homes that closed escrow in a given week surpassed $3,000,000. It wasn't long ago that seeing a single house sell for $3M in San Carlos was newsworthy — but to have that be just the average for a week? And if that's not enough to convince you, look at some of the premiums that were paid over the asking price. 25% of the homes that closed last week fetched premiums of $300,000 or more, with the top being $626,000 over the asking price. Yes, that's a hot market.

It doesn't help matters for buyers that we're entering a new week with only 11 homes for sale, and only a third of those are new listings from the previous week. Variety may be hard to come by in the upcoming summer months unless we see a big push in listings, which is not normally the case in June and July.

This week marks the return of the “unrestricted” open house. Although open houses returned a few weeks ago with social distancing and signing in, once the State of California officially re-opens tomorrow, the only restriction that will apply to open houses is that anyone who enters must still wear a mask. It's a minor annoyance, but it's still a huge improvement over not having any open houses at all.
