I hope everyone had a safe and happy 4th of July weekend, and that you were able to spend time with friends and family — something that we haven't been able to do for over a year. Home buyers stayed busy lasts week, putting 9 homes into contract in San Carlos. There was only one new listing to test the holiday week market, so this imbalance has depleted the inventory of homes for sale to 10 in the entire city, which is nearly half of what we started the week with. If there's a glimmer of hope for buyers, it's that there are another 10 private listings or “coming soon” properties that will be hitting the market in the weeks after the 4th.
If you were able to peruse my post last week recapping the first half of the year in San Carlos, you're very aware that our micro-market has climbed to new all time highs as far as average sales price and total sales revenue. Those lofty prices keep popping up in our stats below. Taking into account that there are only 10 homes for sale, it's still shocking to see that the average list price for homes for sale in San Carlos is nearly $3.5M! And be prepared to see a jump in the number of homes that have sold for over $4M in the coming weeks.
