The San Carlos Real Estate Week in Review: 7/12/21

The Recap.
There was surprising surge of new listings last week in the San Carlos real estate market, especially considering that Monday was a national holiday. There were 14 new single-family listings to hit the market, which is a significant number for any week but even more pronounced in the middle of summer. That doubled the number of homes for sale from 10 to 20 in a very short amount of time, and I predicted in last week's report that this might happen.
201 Glasgow Lane sold last week for an eye-popping $4,080,000 — which easily set a record for any home sale in Highlands Park, and marks the first time a home sale has broken the $4M mark in that neighborhood. On top that, the average closed sale last week fetched a healthy 12% premium over the respective list price, so it's pretty clear that prices are not leveling off any time soon in San Carlos.
