The San Carlos Real Estate Week in Review: 8/9/21

The Recap.

The San Carlos residential real estate market continued to flex its almost indefatigable strength last week as the numbers will attest to below. The 7 homes that closed escrow fetched an average of 18% above the list price, with over half of them enjoying premiums of $400,000 or more. The average price per square foot of all homes sold last week checked in at $1,455 — this is an amazing figure, considering that there were several large homes to close last week.

Buying activity remained very brisk, with 12 listing being locked up in just 7 days. The remaining inventory consists of 20 homes with an average sales price of nearly $3M. Yep, the numbers are pretty strong, and this summer market continues to buck the trend of normal summer slowdowns.
