The Recap.
Home buyers definitely took advantage of the post-Labor Day listing surge as the they put 8 homes into contract, versus only three from the prior week. The current inventory of homes for sale in San Carlos now sits at 18, and more new listings are definitely on the way. With several weeks of beautiful Fall weather in the forecast and more homes to choose from, it's a prime time to be in the home for a new home!
Prices on sold homes remained strong, but this past week there were 4 homes that sold below their respective asking prices. This may seem surprising after seeing numerous weeks of significant 6-figure premiums being paid for San Carlos homes, but it's bound to happen as the upper limits of pricing are being tested on some properties.
