The Recap.
The first full week of October saw buying activity outpace selling activity in San Carlos. Nine homes were put into contract while only six new listings hit the market. This pushed the inventory of homes for sale down to 16 in all of San Carlos, which is the lowest level that we've seen in quite a few weeks. In fact, there is only one home currently for sale in all of White Oaks which gives you an indication of how tight the market is heading into mid October.
The other interesting stat from last week was that more homes sold below than their respective asking price than above — that's a statistical rarity for San Carlos, and I don't expect a trend to develop out of that any time soon.
