Welcome to November! We are heading into the final two months of 2021 with very little inventory and home prices that seem to climb unabated. Only two new listings entered the market last week, which was only enough to keep the inventory of homes for sale in San Carlos at 10. This is the lowest number that we've started a week with in a long time, but it's not surprising given where the calendar is at. Sales prices continue to go through the roof. If you look at the 14 homes that closed escrow last week, nearly half of them fetched premiums of $400,000 or more over their respective list prices. The average price per square foot also topped $1,300 for the second straight week, which is well above the running average for San Carlos. There are 40 homes still pending sale in San Carlos, and you will continue to see some impressive sales figures logged when these finally close escrow.
