The San Carlos Real Estate Week in Review: 6/20/22

The Recap:

When you study the numbers in the “At a Glance” section below, you start to see little indications of the pressure that the current market is under. The average days on the market has been inching upward each week, with this week sitting at 21 days. You'll also note some red ink in the totals, where a home sold below the asking price. The other indication that the pace of the market is slowing down a bit is the fact that there are more homes for sale (21) than there are pending sale (15). In a hot market like we've been experiencing over the past decade or so, that ratio is usually flipped, as new listings would normally get snapped up in the first week and there are far more homes pending sale than for sale.
