The San Carlos Real Estate Week in Review: 6/27/22

The Recap:
The inventory of single family homes for sale in San Carlos continues to creep upward as we get into the heart of the summer selling season. As of this morning, there are 26 homes for sale which is easily the highest number we've seen for quite a few months. This was bolstered by an surprisingly large number of listings (8) to hit the market last week, with only 3 homes being put into contract. Despite the economic challenges that the market is facing, sales prices are still holding relatively well for now – the homes that closed escrow this past week averaged 104% of their respective list prices, despite the fact that two of them closed below list.
You can expect to see more of the same in the coming weeks' sales numbers. Some houses will be closing under their original asking prices, and for those that do fetch a premium, don't expect to see huge double-digit gains like we grown accustomed to in San Carlos.
