The Recap:

Welcome to the dog days of the summer real estate market in San Carlos. With many people on vacation, the activity in the market has unsurprisingly dropped a bit. Only 2 homes were put into contract and the inventory still remains on the higher side. What was surprising was the number of new listings (8) to hit the market last week. Normally, July is not a big listings month because most agents and sellers know that July is a quieter month. But I get the sense that sellers are weighing which is worse — listing in July, or risking the uncertainty of the economic climate in the fall — and some are choosing the former.
