The numbers in the summary table below tell you a lot about what you need to know about the summer market in San Carlos: 3 of the 4 homes that closed escrow last week sold below their original asking price, and the average of sold price versus original list price fell below 100% for the first time in many months.

There was only one home put into contract while 10 new listings hit the market, which means inventory is continuing to grow. As of this morning there are 34 homes for sale in San Carlos, which is a much different situation than a few months ago.
