The Recap:
There was not a whole lot of activity to report from last week, as 2022 winds down to the final two weeks. There were no homes that closed escrow, 4 homes were put into contract, and only one new listing hit the market. Serious buyers are still working the market, but they are still being very particular about what they are willing to bid on. My latest listing at 873 Bauer Drive had a ton of interest and went pending in only 6 days after receiving multiple offers, but that was largely due to the fact that home is situated on an 18,000 square foot mostly flat lot and is located in the Carlmont High School boundary. That was a combination of attributes that that pulled a lot of potential buyers off of the fence, but not all homes are seeing the same level of buyer exuberance. There are a number of really nice homes on the market in San Carlos that would have sold in no time back in the spring, and it's that bipolar behavior in this market that is keeping everyone guessing.
Activity this week should be equally light, as any buyers are shutting it down for 2022 and heading out of town for the holidays. On that note, I'd like to wish everyone a wonderful holiday weekend coming up!
