The San Carlos Real Estate Week in Review: 12/26/22

The Recap:
As expected, the activity level in the San Carlos real estate market leading up to Christmas was quite slow. There were no new listings to post, and only one home was put into contract. There are only 11 homes pending sale in all of San Carlos, and only two of those are scheduled to close this year. This means that the overall sales figures can already be closely estimated for the San Carlos market for 2022 — and they are not pretty.
Without stealing the punch from the year-end review that I will post next week, the overall sales volume for residential real estate in San Carlos (single-family homes plus condos and townhomes) will be down over 30% from just last year, and will likely come in very close to where the market was back in 2019. That's a pretty sizable step backward for a market that was absolutely on fire just 9 months ago. Stay tuned for the year end review that will be posted just after the end of the year.
