The San Carlos Real Estate Week in Review: 5/1/23

The Recap:
In the blink of an eye, 1/3 of 2023 is already behind us. We are now into May and this month has historically been the last big month of the Spring real estate market in San Carlos. While homes will still sell during the summer months of June and July, there is usually a noticeable drop in sales activity because many buyers take a break during those months for vacations. Because home sellers have become accustomed to this annual trend, you tend to see a surge of listings in May as sellers aim to lock up their home sale prior to the summer break. I counsel my sellers to wait until August if they haven't listed their home in May for just that reason.
The sales numbers last week tracked very closely with the week prior. The number of closed sales, the average sales price, and the average price of all active listings tracked about even. For an economy that is slowly digging itself out, that's actually good news.
