The Recap:

The activity over the past 4 weeks in the San Carlos real estate market has remained fairly constant. There have been just about the same number of closed sales, new listings, and homes put into contract as in the previous weeks. While this is not exciting by any stretch, it is a good sign that the market is slowly bulling its way through the various economic challenges that it encounters.

One number that we don't normally see this time of year is 30 DOM, which is the average days on the market for those listings that are still active. Despite all of the attention that the multiple offers and overbids get, it's very clear that a significant number of homes in San Carlos are still languishing. That's not something we're accustomed to seeing in the Spring market, but it creates some great opportunities for buyers.
