The Recap:

The sales activity dropped significantly last week in San Carlos. Only two new listings were added into the mix, while only three homes were put into contract. The inventory of homes for sale is sitting at 28, with an average stay on the market of an un-San Carlos like 37 days.

There is a very real sense of nervousness with home buyers in this current market. I've seen several instances where buyers are writing purchase contracts, only to turn around and rescind them or drop out due to “cold feet”. That's a tough move to understand, considering homes are selling for 15%-20% below peak values from last year.

Meanwhile, here are the numbers from last week:

    17 walton is 2750 sqft. So $/sqft should be $1237
