The Recap:
The first full week of December starts today, which is also three weeks before Christmas. What that means for the residential real estate market is that there are only 3 full weeks remaining in 2023 that are not broken up by holidays. The inventory of single-family homes in San Carlos currently sits at 21 but that will start to drop over the next few weeks as homes will either be put into contract or pulled off the market. The rate of new listings won't keep up with this depletion rate, so we can expect to see the inventory drop into the teens before the end of the year.
Later this week I will publish the year-to-date numbers through November, which will clearly illustrate how far the market has been knocked backward in 2023.
