The Recap:

The San Carlos 2024 real estate market finally shifted out of first gear last week with 8 new listings entering the market, which is easily twice the rate that we've seen over the past month or so. If the Spring market is going to be an abundant one, you'd expect to see the evidence happening now — and this is a good start.

But even despite the healthy surge in listings, there are still only 15 homes for sale throughout San Carlos – and not one of them is in White Oaks. It's the only neighborhood in San Carlos that does not have a single listing on the market. This means if you're thinking of selling your White Oaks home, now would be a fabulous time to do so.

Home mortgage interest rates continue to inch down ever so slowly, which will only lead to more buyers jumping back into the market, which is great news for home sellers. This is especially true if the inventory remains low in the Spring market. A case in point is my listing at 113 Alberta Avenue below, which received 17 offers and sold for $282,000 above the asking price. That kind of upside was simply not happening just last quarter when rates weren't on their way down.
