The Recap:

The Fall vibe has certainly set in with the weather we're experiencing lately and with the temperature of the local real estate market. The chill in new listings has resulted in a short sheet of only nine single-family homes for buyers to look at, and most of those have been on the market for at least a month already. This behavior is not unusual for this time of year, but some experts did predict that we'd see a reverse of this trend due to the tremendous pent-up demand for homes this year. It didn't happen in San Carlos, that's for sure.

Indeed, 2024 is still lagging well behind what would be a normal year for new listings at 223, or -17% from 2023, and closed sales at 182, or -11% from 2023 through the end of October. And it's important to remember that 2023 was also considered to be a down year since it was the first full year the market faced with dramatically higher interest rates, so 2024 is on track to go down in the books as the lowest year of real estate sales on record.
