The Recap:

Welcome to 2025! The holiday decorations are down, and buyers are already back in the market looking for early opportunities. The problem, as I highlighted in the 2024 Year in Review, is that there are very few listings for buyers to consider. 2024 marked the lowest year on record for new listings in San Carlos, and that was right on the heels of an equally weak 2023.

I stated in the annual review that new listings should increase modestly in San Carlos in 2025 as both home sellers and buyers resign to the fact that home mortgage interest rates aren't going to move appreciably this year, and the other impediment to selling — capital gains — isn't going anywhere anytime soon, either. So anyone who has been trying to “time” the market should by now none of these key metrics are going to swing enough in either direction to warrant delaying a buying or selling decision any further.
