The San Carlos Real Estate Week in Review: 02/03/25

The Recap:
January of 2025 is in the books, and while it's not typically known as one of the busier months in the real estate calendar, there are often some telltale signs that you can draw from the statistics. Coming off of a year that marked the lowest number of single-family listings in recent history, we are watching the rate of new listings very closely this year, and so far the data is encouraging.
This past month we saw a 38% increase in the number of single-family home listings compared to January of 2024. Granted, last month's total of 22 listings is not an earth-shattering number, but it does indicate that sellers are now ready and even anxious to get their homes on the market in 2025, after hitting the pause button in 2024.
This doesn't appear to be just a blip, either. The other professionals in my business whose activity levels are a good barometer for future home sales — inspectors, stagers, escrow officers — all appear to be very busy with upcoming listings, so that is encouraging news for the market overall. I have several prime San Carlos listings that will be hitting the market in March and April, so the feeling overall is that 2025 will finally mark the beginning of a gradual climb out of the trough that the San Carlos real estate market has been in for the past two years.
