The Recap:

The Super Bowl (and the football season) is now over, and in past years that signaled the start of the residential real estate season on the Peninsula. However, in the most recent years, smart home sellers realized that selling their home in January and not waiting until after the big weekend was a lucrative decision since the imbalance between buyers and sellers is sometimes at its highest level in January. It also helps when January is marked with several weeks on end of beautiful weather, which we again experienced this year.

Now that we have “kicked off” the 2025 real estate season, all indications are that it's going to be a busy one — at least for the first half of the year. As I mentioned last week, the number of San Carlos listings in January of this year easily eclipsed the same mark last year, and the momentum appears to be carrying forward in February. Home mortgage rates have been quietly creeping downward the past two weeks, which should further incentivize home buyers to buy, and even reluctant sellers to finally move.
