The Recap:

I ran some statistics yesterday to see where the San Carlos market positioned this year compared to last year. As I've stated before numerous times in this forum, 2023 and 2024 were two of the lowest years on record for listing and sales for single-family residences in San Carlos, so it's imperative that this market start showing signs of a rebound. This is acutely true when you recognize that every city along the Peninsula except San Carlos enjoyed an uptick last year.

Here's a quick look at some single-family home stats for just the first two months of 2025 in San Carlos:

  • Closed Sales: 22, or a 10% increase over 2024.
  • New Listings: 40, or an 8% increase over 2024.
  • Average Sales Price: $3.092M, or a 21% increase over 2024.
  • Median Sales Price: $3.088M, or a 27% increase over 2024.
  • Average Price/Square Foot: $1,405, or a 12% increase over 2024

There's still a full week of February to go, so these numbers will likely improve further after this week.

Granted, 22 sales is not a huge pool of data to draw conclusions about, but this data is still very impressive. It's great news that more homes are being listed and sold than in the previous two years. But the rapid acceleration in home prices is simply astounding, especially if those levels maintain as 2025 progresses. This is obviously great news if you're selling your home in the near future, but not so much from the affordability perspective if you're a buyer in this market — especially if you deliberately delayed buying a house last year hoping that prices might drop.
