The Recap:

I hope everyone had a splendid Easter weekend. I spent mine holding open the incredible home I have listed at 113 Wildwood Avenue. It was very interesting to hear everyone's perspective on the current job market, the stock market, and of course, interest rates. But no matter what the challenge, people are still out looking to buy real estate in San Carlos.

Just look at the closed sales from last week. All five homes that closed last week enjoyed massive premiums over their asking prices – anywhere from $200K – $700K premiums. Arguably, a few of these were priced aggressively when compared to comparable sales, but the end results were quite eye-opening, especially considering the economic headwinds we are currently facing.

Later this week I will publish the Q1 update for San Carlos. What you'll see in those numbers is that the San Carlos market appears to be slowly rebounding from a couple of tough years that we experienced in 2023 and 2024.

    would be interesting to see the ppsqft quarterly and how it’s trending up since 2018 or so.

    and as context, has palo alto increased at the same rate
