The San Carlos Real Estate Week in Review: 06/02/25

The Recap:
Welcome to June! The month of May felt like it flew by, but now it's in the books. The Sold table below shows a stark example of what started happening to the San Carlos real estate market once the tariffs hit full force in April — homes in the higher price range were suddenly taking price reductions to get into contract, while the homes listed below $2,000,000 were still showing strong demand and oftentimes fetching premiums over their respective list prices. Not every home in these respective buckets behaved this way, but it has become a very noticeable trend for homes that were put under contract in mid-late April.
Overall, the residential real estate market is holding steady. For the first five months of 2025, overall sales revenue in the San Carlos market (all single-family homes and condos sold) was up 5.2% from the same five months in 2024. New listings were up a whopping 22%, but I suspect that a chunk of these “new” listings were homes that were canceled and re-listed at a lower price. Nevertheless, any increase over 2024 is good news.
The two areas that showed declining numbers for this period were the number of closed sales (-4.3%), and the number of homes put under contract (-3.9%). These are not huge drops, but they do underscore the impact of the market volatility that started in April. After all, when I ran these same numbers at the end of March, you'll recall they were all much higher than the same period in 2024.
