The Recap:

The first full week of June saw a noticeable increase in sales activity in the San Carlos residential real estate market. This makes sense, considering we are at the very end of the traditional spring market, and both buyers and sellers want to get their business completed before the market slows down for the summer break.

Nine homes were put under contract last week, which is three times the number from the previous week, indicating that buyers remain very active. There were also seven new listings to replenish the inventory, which now sits at only 22 single-family homes in all of San Carlos. The average time on the MLS for those 22 listings sits at nearly a month, which is longer than what we are accustomed to. This underscores the fact that while home buyers have indeed been active, they are also very conscious of value, and homes that aren't aligned properly with their value tend to sit. In the superheated market of as recent as 2022, that wasn't the case — everything was flying off the shelf then. It's a signal that all potential home sellers should heed.
