The San Carlos Real Estate Week in Review: 06/23/25

The Recap:
The San Carlos residential real estate market is enjoying a late Spring season. Historically, when we hit the 3rd week of June, the pace of listings and sales drops off dramatically as the summer vacation season gets into full swing. However, last week, seven brand-new listings entered the market in San Carlos, and seven homes were put under contract, leaving a total of 22 homes available.
In just the first three weeks of June, there have been 30 new SFR listings in San Carlos. Last year, for the entire month of June, there were only 13. There are several likely reasons for the unusually active June market.
First, the market definitely hit “pause” in April due to the threat of tariffs and the volatility of the stock market. It was very noticeable to anyone whose home was on the market during that time. Those who chose to wait it out are now trying to get their homes sold before the midpoint of the year.
Second, some sellers believe the economy and geopolitical landscape will only worsen in the fall, prompting them to forgo the ebb and flow of the real estate calendar and opt to sell now rather than wait for the fall season. And finally, some need to sell regardless of what the calendar says (relocation, financial difficulties, etc.)
Whatever the cause, the additional activity is encouraging to see.
