The Recap:

We are heading into the final week of July, and the summertime activity in the San Carlos real estate market has remained steady. We are slightly ahead of the pace of the past two July's (2023 and 2024) in the area of new listings and pending sales, which is good news, but we are nowhere near the typical volume levels that we grew accustomed to over the past couple of decades. In fact, I read an article this past week that recapped the final May sales numbers nationwide, and if you extrapolate this data to an annually-adjusted figure, we are on a pace to close 3.9M homes across the nation – which would be lower than the marks set in 2023 and 2024, which were the lowest in 30 years.

The shortage of inventory has kept home prices high in San Carlos, however — this past week, all four homes that closed escrow fetched 6-figure premiums over their respective asking prices, although one of those homes was withdrawn and relisted at a lower price before it achieved its final result.

You can expect the activity level in the market to start picking up again next week, as summer vacations come to a close and more buyers will be back in town resuming their home searches.
