The Recap:

And just like that, July is in the books and summer vacations are wrapping up – welcome to August!

Through the first seven months of 2025, the total sales revenue (single-family homes, condos, and townhouses) in San Carlos is up a modest 8% from the same period last year. While this is indeed good news, it's important to note that 2024 was one of the slowest years in recent history in the San Carlos real estate market, so this market is still running on the lean side.

As far as single-family homes are concerned, the first seven months of this year experienced a 3% increase in the number of units sold from the same period last year, and a whopping 28% increase in new listings. Regarding the latter stat, it's worth noting that there was also a record high number of homes that were originally listed on the market, pulled off for a period when they didn't sell, and then relisted again during the same period. Those “re-listings” get double-counted in this particular stat, so in reality, it's not as dramatic as it appears on the surface.

The three-month period starting right now (Aug-Oct) will definitely set the tone for how this year will conclude. We traditionally see an abbreviated resurgence in the market before it shuts down for the holiday season, but nothing is traditional in this market right now.
