The Recap:

By far the most interesting statistic from last week in the San Carlos residential real estate market is the number of homes that were put under contract. Ten homes found new buyers in just one week, which is a large number for this market, especially considering that it was the first week of August when activity is not normally that robust.

It's probably not possible to pinpoint one specific reason why there was such a sudden uptick in buying activity. Home mortgage rates did drop somewhat last week to the lowest point we've seen in a few months, which could have incentivized buyers to lock in while the rates were low. Or, it could also be that those buyers with school-aged children are anxious to get settled now that the new school year is starting.

One thing seems to be certain, though. From the buyers that I have been talking with at open houses, the shock waves that were created by the tariff wars of April have largely subsided, and they are accepting this environment as the new norm. It's as if they have come back to the stark reality of the choices that are in front of them — either buy into this market, or continue to rent.

The other impact of such a strong week of purchases is that it really depleted the inventory of homes for sale. Last week started off with 20 single-family homes for sale in San Carlos, and it ended with only 14. Only two of the remaining 14 homes are “new” listings, so the options for hopeful San Carlos home buyers just got markedly worse in just seven days. The flipside, however, is that sellers who are looking to bring their home to market in the next few weeks appear to be launching in prime selling conditions.

As I've said before on this site, one week's performance does not make a trend. But the scoresheet from last week, combined with turnout that I saw at my open house at 36 Wildwood Avenue this weekend, are all encouraging signs.
