The Recap:

Happy Labor Day to everyone! I hope you are all enjoying the last big holiday weekend of the summer of 2025. It's crazy to think that we are already 2/3 through this year already, and we'll be tallking about Thanksgiving and Christmas soon.

Labor Day weekend is key in the residential real estate market because it is the point on the calendar when the switch gets flipped back to “on” again after taking a breather in July and August. There are currently only 14 single-family homes for sale in San Carlos as of this morning, but look for that number to jump over the next 7-10 days. There are seven listings that are listed as “coming soon” on the MLS, and probably an equal number that are also ready to go, but just not being pre-listed on the MLS, so if this fall follows the pattern of previous years, we have two busy months ahead of us.

I took a very quick peek at the high-level statistics for the San Carlos residential real estate market through the end of August, and we're slightly ahead of where we were at this time last year in terms of number of sales and total revenue, but still behind the same period of 2023. This is in line with how the stats have been tracking all year, and if they hold at this pace, then 2024 will mark the bottom of the downturn that started in the second half of 2022 when interest rates first started to rise. Hopefully, this slight upward trend will continue into 2026.
