The San Carlos Real Estate Week in Review: 09/08/25

The Recap:
We are heading into our first full week of the fall real estate market in San Carlos, and as expected, activity is definitely picking up. Sellers who hope to get a jump on the late-year market already have their homes on the market, or will do so in the coming few weeks. Last week, there were seven new single-family homes to hit the market, which lifted the inventory of homes for sale in San Carlos to 19. While a few of those will be put under contract this week, I fully expect to see significant listing activity that should push the inventory into the 20's.
The market environment is certainly more favorable than what we experienced in the late-spring market. Interest rates have slowly inched down to levels not seen in over a year, and from what I witnessed over the past two weekends of hosting open houses, buyers are definitely back in the market. What I found especially encouraging was the significant number of new buyers who are just starting their home search — these are buyers who were not yet looking before summer. That suggests that consumer confidence is improving when new buyers feel more comfortable entering the market.
I believe the very tight rental market is also pushing buyers into the market. Rental prices seemed to have jumped significantly over the past year, caused in large part by the sheer lack of rental units available on the market. Taking a peek at one of the more popular rental portals shows that there are fewer homes for rent in San Carlos (15) than there are for sale (19). Interestingly, a few of those 15 rental units were homes that were listed for sale earlier this year and did not find a buyer.
